Renaissance Residential Development

£5.0m re-purpose and new build on brownfield site
The Renaissance residential development is a private development comprising 53 apartment in the urban centre of Bolton, Lancashire. The development is located in the ‘Little Bolton’ conservation area and required extensive consultation and review with the local authority conservation officer through the planning process. The scheme involved the conversion of an existing stone mill which was originally the Lion Oil Works, and the demolition of a more recent usage, the Temple nightclub, to make way for an area of new build.

The scheme was procured as a traditional tender under the JCT IFC form of contract with approximate quantities. The approximate quantities supplement was used in order to provide an early start on-site date and allow design development during the construction stage due to the limited access availability within the existing buildings.

The construction phase of the scheme was preceded by a demolition and remediation phase during which existing structures were taken down with agreement from the planning authority and conservation officer and materials stored for re-use later where applicable. The site was then remediated by a specialist to bring it within safe contaminant levels for residential use.

The development provides high quality residential accommodation in Bolton town centre whilst maintaining excellent contextual integration.

£250k re-purpose of offices
A new residential opportunity within Bolton town centre providing high quality fully furnished leased properties. The new residential was created through the conversion of existing first and second floor disused office accommodation above a small retail unit. A new separate entrance was created for these 2 bedroom apartments. Full advantage was taken of the extensive glazing to the building frontage to create bright naturally lit and ventilated living spaces.
